At Modal, we want to make your journey to a modular lifestyle as easy and stress-free as possible. That's why we've created this page—to give you a detailed look at how we bring your project to life, from permits to placement.
Building modular allows us to work indoors away from ever-changing weather, plan and cut materials more efficiently reducing waste, and most importantly it enables construction and site-work to happen simultaneously.
Traditional methods turn your site (AKA backyard) into a construction site, with workers running materials, tools, and equipment back-and-forth as needed. Our process minimizes on-site disruption, so you can keep your mind and your life at peace.
Feasibility
1–2 Weeks
After ordering your study, we'll reach out to answer any questions and start a property assessment to make sure we’re a good fit. If not, don’t worry—we guarantee a full refund!
Site Planning
1.5–3 Months
After signing some initial forms and making your first payment, you'll set everything in motion! We begin submitting necessary forms and preparing permits with your local municipality.
Permitting
3–6 Months
We’ll take care of all the permits, paperwork, and procedures necessary to start your build. We work back and forth with the city to make sure your Modal meets all criteria.
Manufacturing
4–5 Months
Our ADUs are built off-site in Salt Lake City, UT. After construction, the unit is shipped to the project site where it is permanently installed. This allows us to work more efficiently than traditional methods.
Site Prep
1–2 Months
While your Modal is being built off-site, our team will be constructing your foundation, as well as preparing infrastructure for water, power and sewer so you can enjoy all the comforts immediately after install.
Delivery
2–3 Days
Our team of professionals will guarantee a smooth, stress-free delivery with your Modal expertly handled along its journey. Once your Modal is carefully craned into place, we begin post-install procedures.
Post-install
2–3 Months
After your Modal is installed, we thoroughly inspect the unit for warranty work, connect all utilities including water, plumbing, and electrical, and prepare the unit for its Certificate of Occupancy inspection.

After we've brought your vision to life, it's time for the grand finale: adding your personal touches. The icing on the cake that truly makes it uniquely yours!
